How to Evaluate a Franchise Location Like a Pro

Why location is the only variable that really matters

Two identical Tim Hortons units — same buildout, same staff, same training — can produce wildly different results based solely on their address. A unit on a major commuter artery near a REM station can generate $2M annually. The same unit two blocks off that corridor may struggle to hit $800K. Experienced franchise operators know this. First-time buyers often don't. Location evaluation is not a step you do once — it is the entire job before you sign.

Step 1: Define your trade area

Your trade area is the catchment zone your location will realistically draw from. For QSR and food concepts, this is typically a 1–3km radius. For specialty services (gym, education, automotive), it extends to 5–10km. For home-based cleaning or mobile services, it is a defined service territory — not a radius at all. Before you evaluate anything else, map your trade area. Everything else — competition, demographics, traffic — is analyzed within that boundary.

Step 2: Score the competitive set

The competitive set is every existing operator in your category within your trade area. For a coffee franchise, this means every café, coffee chain, and Tim Hortons competitor within 1.5km. Two things matter: how many competitors exist (saturation) and how well they perform (quality gap). Counterintuitively, weak competitors are an opportunity — a trade area full of poorly rated coffee shops (below 3.5 stars) signals an underserved market. Strong competitors (above 4.5 stars) mean you enter a high-bar environment. Score the competitive set before you sign, not after.

Step 3: Check encroachment risk

Encroachment is the risk that the franchisor places another unit of the same brand within your trade area, cannibalizing your sales. Not all franchise agreements guarantee exclusive territory. Read your FDD Item 12 carefully: does your agreement grant protected territory? What is the minimum distance the franchisor must maintain? Encroachment has destroyed otherwise viable locations — especially in high-density urban areas where franchisors see growth opportunity.

Step 4: Analyze daypart traffic

Daypart refers to the time-of-day segment when your customer traffic is highest. A breakfast-focused QSR needs peak morning commuter flow — proximity to a transit station matters enormously. A gym needs evening and early-morning access. A daycare needs parents' drop-off and pickup patterns. A cleaning service has no daypart dependency. Match your category's peak daypart to the traffic patterns of your proposed address. A location that is busy at the wrong time is a poor location.

Step 5: Validate demographics and socioeconomics

Demographics tell you whether the right customers live and work near your location. A premium coffee concept needs households above $75K income. A budget QSR performs better in density over income. A children's education franchise needs families with children under 12. A pharmacy or senior-care franchise needs population over 65.
